Morocco has been ranked first in the Maghreb region and 59th globally in the 2024 Global Real Estate Transparency Index, published by JLL Real Estate Investments and Consulting.
The country received a score of 3.55, placing it in the “low transparency” category.
The index evaluated 89 countries, with the United Kingdom topping the list, followed by France, the United States, Australia, Canada, the Netherlands, New Zealand, Ireland, Sweden, and Germany. These nations were classified as “high transparency” and collectively attracted over $1.2 trillion in real estate investment over the past two years.
Europe led the rankings for overall property transparency, followed by the Asia-Pacific region, the Americas, and the Middle East and North Africa. Sub-Saharan Africa was ranked lowest.
In the Middle East and North Africa, Egypt, Bahrain, Qatar, Oman, and Jordan were also categorized as “low transparency.” Algeria, Tunisia, Lebanon, and Iraq were classified as “opaque.”
Other regions were classified differently: Finland, Spain, Italy, Korea, and Dubai were labeled as “transparent,” while Saudi Arabia, Turkey, and others fell into the “semi-transparent” category.
The index highlighted improvements in property transparency in Asia-Pacific countries, led by Singapore and Japan. India saw the most significant global improvement, moving into the “transparent” category due to increased market formalization, streamlined regulations, and digitization efforts.
Saudi Arabia recorded the second-largest improvement in property transparency, followed by Dubai and Abu Dhabi in the United Arab Emirates, along with the United States, France, Australia, Canada, and South Korea. The report noted that Saudi Arabia and the UAE, particularly Dubai and Abu Dhabi, have significantly advanced in transparency due to government efforts to enhance market efficiency.
