Morocco's capital is expanding: El Menzeh, located on the outskirts of Rabat becomes a chic district

The rural community of El Menzeh, southwest of Rabat, which used to be a hamlet, has become one of the most modern and fashionable neighborhoods in the region in very little time.

The city of El Menzeh, located 15 kilometers from Ain Aouda, has built luxury residential complexes on a stretch of nearly 5 kilometers: small or medium-sized villas, as well as buildings of low height.

The high-status residences were built in front of a gorgeous panoramic view of the Bouregreg River, which overlooks the spectacular landscape.

The price of a villa of 500 square meters is MAD 5.5 million, as an example. Villas are also available for sale for MAD 9-8 million in the real estate complex.

Having a high standard of urbanization will enable El Menzeh, which has had very low tax revenues up to now, to fill its coffers (building taxes, municipal taxes, building permits, etc).

The owner of one of the villas in this town, -the director of a company- explained that two reasons explain the high number of luxury dwellings: “the peace and quiet away from the noise and stress of Rabat. And secondly the environment.”

“The landscape is very picturesque and the climate is less humid compared to the capital,” he said, requesting anonymity.
